Booking Conditions

Terms of Let:

• Your access to the apartment is any time after 2pm on the day of your arrival. If you are arriving after 6pm, please let us know in advance. Departure is before 10am to allow us time to prepare the flat for the next occupants.
• Our Representative will usually welcome you to the flat to explain the operation of the facilities and hand over your keys.
• A £100 booking deposit secures your booking.

Contingency Deposit:

• For ALL BOOKINGS a £200 contingency deposit is added to your total charge. This fee will be refunded to you within 10 days of your departure less any charges for breakage/accidental damage etc.
• Payment must be paid in full (including contingency deposit but less the £100 booking deposit) 8 weeks before your occupancy begins otherwise your booking will lapse and the booking deposit forfeited. In this circumstance the contingency deposit will be refunded in full immediately.

Cancellation Policy:

We will always make full refund where we are able to re-let your requested dates however, if your dates cannot be let the following terms will apply -

• Where cancellation is notified to us and acknowledged by us in writing up to six calendar months before the first day of the intended occupancy, the booking deposit will be refunded in full. If less than six months notice is given we regret the booking deposit will be held and forfeited where your dates are not re-let.
• If cancellation is notified to us and acknowledged by us in writing eight weeks or less before the first day of the intended occupancy we will retain the full letting charge unless your dates are re-let. The Contingency Deposit will be refunded in full immediately.
• We would advise that you consider taking out Holiday Insurance to cover this potential loss.
